Experience That Counts
 
Many agents are excellent brokers & REALTORS, some even have a good amount of knowledge of short sales. However, things you read on the Internet and what you learn from actually doing it are two separate things. I know, because I've done both. I find that most people out there blogging about short sales have completed about a dozen or so transactions, but now consider themselves experts. A dozen transactions may make you more knowledgeable than most, but an expert it does not.
 
I have been personally involved in almost 1000 cases involving loss mitigation with almost every major lender in the country. My office manager is a former Wells Fargo executive from Seattle, Washington with inside experience that no REALTOR, including myself could possess. Together, we have been able to devise a system of procedures and negotiation techniques that create success in even the most dire circumstances. This level of consistency can't be achieved with the experience of just a dozen cases, there are just too many possibilities not yet known or experienced at that point. Each bank and servicing company is different, FHA,VA, and loans with PMI are all handled differently and all of that is multiplied by the way you deal with the negotiators and which one of them you get. We know the negotiators, some of them personally and we know how far to push without going over the ledge.
 
With more than ten years of trial and error, I could write a book on what NOT to do in a short sale. However today; we can virtually guarantee that in a tough situation, we'll know exactly what TO do instead. And as a result, our success rate is double the industry average and our closing time is much less.
